King John’s Palace is a Grade II* listed, historic farmhouse sitting on the site of a scheduled ancient monument, once part of a small medieval palace used as a royal hunting lodge in the Wychwood Forest. Surrounded by the natural beauty of the Cotswolds, it offers far reaching views over rolling fields.

Traditional Cotswold Farmhouse

The house dates back to medieval times, when King John built a small palace here in 1204. You can still see Tudor features as well as Georgian and Victorian additions, and the many historic mounds surrounding the house and gardens.

The farmhouse, which has been carefully modernised, still retains fascinating stone and timber features from the old hunting lodge. It now offers comfortable, modern holiday accommodation.

To support our guests’ modern wellness, we offer an infrared dry sauna and a wilderness cold plunge bath. Local therapists can be booked to help make the most of these facilities.

Cotswold Accommodation

Sleeps up to twelve guests, and we have an additional cot for a baby. There are six bedrooms: four king‑size, including two four poster rooms, a double and a twin bedroom, many with en‑suite bathrooms, each styled with character and comfort in mind.

Bathrooms & Showers

Four bedrooms have their own ensuite bathroom with showers, and one has a freestanding bath. The family bathroom has a large bath with a rainfall shower over it and is shared by the double and twin rooms. They are all well-equipped and full of character.

Kitchen & Dining

The heart of the house is a spacious kitchen and dining area. It features:

  • A large dining table to seat 12 guests
  • An electric five oven Aga with induction hob
  • Plenty of cookware and tableware
  • Abundant glassware
  • A wood-burning stove set in a large fireplace
  • Complimentary tea and coffee supplies
    Dishwasher and extra fridge space

For special occasions, guests can hire Mike Fishpen, a personal chef who knows the kitchen well. He offers a wide range of menu options, including ready meals that guests can simply pop in the oven.

Reception Rooms & Outdoor Area

The open-plan living and dining area suits large groups perfectly. There is a formal drawing room with an open fire, or a cosy snug with historical charm and original Tudor doorways, perfect for relaxing, or a snooker room for adult games.

If you need to get some work done, there is a small office just off the kitchen with speedy Starlink internet and garden views.

Outside, you’ll find a large garden and patio that are ideal for garden games, afternoon tea, dining, and relaxing. For those of you who like to take a cold plunge, we now have a lovely wilderness bath outside in the enclosed back garden area.

Pets, typically up to two, are welcome, but more can be considered by arrangement.

The property includes free Wi-Fi and smart TVs.

The Gallery is a light-filled open space. The larger part of this barn conversion has far reaching views from the large window, with a ground floor bedroom perfect for older relatives, families and friends.

Oak Tree Cottage is located in the same barn, offering a cosy, traditional hideaway ideal for couples or small groups seeking a more intimate retreat.
