This unique hidden gem is a historic Grade II* Listed Farmhouse sitting on a scheduled ancient monument.  We are so excited and pleased, after updating and modernising, to be able to offer our family home to you, your family and your friends.  We are dog-friendly, so you can bring your best friends as well.

The “Palace,” originally built by King John, is now a luxury, unique self-catering holiday house near Burford. It is situated in an elevated position with far-reaching views and has six bedrooms, three en-suite shower rooms, a family bathroom, and, on the second floor, a freestanding bath with a private WC. 

Central to the house is its heart, a large kitchen/dining hall.  Then there is a formal drawing room, a snug office and a snooker room. 

On the second floor is a quirky children's TV/playroom, and on the ground floor, an infrared sauna tucked away at the end of the utility/dog area and a large boot room.  The mature garden has plenty of places to sit and relax, and the large patio area is perfect for summer evening alfresco dining.

From the moment you step inside the door, you will feel the history around you, yet the peacefulness of the house cannot fail to help you take a deep breath and relax.  It has a unique feeling that cannot be explained but just to know that you are staying where ten kings and queens have stayed before you is surely reason enough to come and experience this unique house.  There is of course free wi-fi and smart TV's although the pace of life here is a little slow.

We can accommodate up to 12 guests, excluding a baby in a cot, so why not come and spoil yourselves here in the Cotswolds?
